Real Estate Portfolio Manager
(Section 8 Properties)
Permanent Employee, Part-time, Remote, PST Shift
Hourly Net Salary: $7.5 to $9 per hour
Job Summary:
Seeking a reliable, detail-oriented Portfolio Manager to act as the owner’s liaison for a growing portfolio of Section 8 rental properties. This part-time role focuses on coordination, documentation, and oversight—not maintenance or leasing—ensuring smooth communication with the property management company, accurate records, on-time payments, and risk mitigation as the portfolio scales.
Responsibilities:
Serve as the central point of contact between the owner, property management company, housing authorities, and vendors.
Collect, organize, and submit property documentation (deeds, leases, mortgage details, Section 8/HAP forms, inspection reports).
Verify and track rent collections, management fees, mortgage disbursements, and key dates (renewals, inspections).
Maintain secure digital records and audit trails; ensure process continuity across all properties.
Provide clear, periodic updates and summaries to the owner (e.g., payments received, inspections cleared, renewals due).
Support onboarding of new properties and transitions between management companies as needed.
Proactively identify and mitigate operational risks through accurate documentation and follow-through.
Requirements:
3+ years’ experience in property management, real estate coordination, or Section 8 housing administration.
Solid understanding of U.S. rental processes, Section 8 workflows, mortgages, and property management operations.
Exceptional organization, attention to detail, and proactive communication; proven ownership of administrative follow-through.
High integrity with experience handling confidential financial documents.
Comfortable with common productivity and property tools (e.g., Google Workspace/Excel, e-signature and cloud storage;
Experience with AppFolio/Buildium/Propertyware a plus; basic finance tracking tools like QuickBooks/Airtable/Notion nice-to-have).
